Hey, welcome back to the KC episode 24. We’re going off script a little bit today. Today we’re going to dive into our complimentary precon package offer that we talked about in the introduction that John did in his POV. Like we promised in the intro that if you jumped inside with us, we were going to take those three key elements that are the key elements of the pre-con package and talk about each one of those pieces and how they relate to any construction project. So there’s value in the, in the video, just, you know, or in this podcast episode, just in understanding what these three steps are of getting a project off the ground and rolling. It could literally translate to, you know, potentially thousands of dollars in getting started. So let’s go ahead and, and before we dive in, actually, John, I want to ask you a question. What, what brought this on? Why do you want to offer this pre-con package? And should general contractors Baton Rouge consider doing the same thing?

Yeah. Well, I mean, I think you know, a lot of times clients come to our office and, and they basically don’t have anything. They have an idea of what they want. And what they really wanna know is what does it cost? Yeah. But, but in order to, you know, give ’em an accurate cost, there’s a number of things that need to happen. And you know, focusing on these three key elements that we’re talking about, if we can get that dialed in we can give ’em, you know, a pretty decent budget. And then, then it also gives them something that they can go work with. And in addition to that, just, you know, as a design build contractor we would like to pick up some more jobs, you know, kind of in that realm. And I think you know, hopefully through this offer, maybe we can connect with a few that, that, that we can land in the pipeline, do a little design, build work.

Speaker 2 (02:32):

Yeah, absolutely. We know that that’s you know, our sweet spot where we like to be, where we’re working towards being more often than not. So,

Speaker 1 (02:40):

Yeah, I mean, the cool thing, I think it really benefits both parties. You know, it gives, it gives absolutely, it gives the gives the client coming in some stuff that they can, they can work and, and take away from here, even if we don’t end up on, on a deal. Yeah. But but also it it just gives us a great opportunity to connect with somebody and, and hopefully make a deal happen, yeah I hope general contractors Baton Rouge are paying attention to this strategy.

Speaker 2 (03:00):

You know? Yeah. It, it is, like you said, it is a great opportunity to connect. It’s a great opportunity for anybody that takes you up on this offer, because, like you said, the three as assets that you’re gonna deliver potentially to the anyone are of, you know, they have a value, real value to it. Right. And it can literally take those and go anywhere and apply those, you know, the same assets to their project. So it really is you know, providing value up front, you know, before dime one is really even spent. So it’s, yeah, it’s pretty cool. It’s a great offer, by the way. So let’s go ahead and dive into these three key elements. Let’s start with how you go about defining, you know, the project and its scope.

Speaker 1 (03:47):

Yeah. So I think largely we, we kinda lean on the client to define the project and you know, kind of give us, I guess their dream or what they wanna see or what they need. Maybe it’s not a dream. Maybe they just build the warehouse and they need to get it done, but, you know, you gotta kind of define it, tell us what it is, tell us what it’s used for, how do you want it to look just really define, you know, the overall feel and look of the project. Yeah. And then from there, we take it and we put together a scope. And, and I guess where that’s different is, is, is a client knows what they want, but they don’t necessarily know all the things that are involved in that. Yeah. So we, we take kind of what they want and what they define, and then we add a construction scope to it. Is it going to take a, you know, a foundation? Is it gonna take steel? Is it gonna take wood frame? Is it gonna take sheet rock? Yeah. What type of floors? So we actually go through off of the project that they define for us, and we build a complete scope is, is what we’re going to need, you know, to provide that budget down the road. Yeah. but it also gives them clarity and understanding on what it’s really going to take. Yeah. What’s to put their project, you know, into action.

Speaker 2 (04:55):

Absolutely. So it becomes kind of like your checklist or your roadmap going forward with the next couple steps, like you said. Right. so do you want to move into that second point or do you got anything else to add to that? To the, and again I hope we have some general contractors Baton Rouge listening in and taking notes on this strategy.

Speaker 1 (05:08):

<Crosstalk>? Yeah. No, and I think all of these are gonna be fairly straightforward. It’s nothing groundbreaking or anything that’s gonna take a long time to discuss, but I think it’s just more important to get ’em out there and understand that these are three key elements that, that you need, you know? Yeah. So, yeah. Let’s jump, let’s jump straight to the next point. Okay.

That VSL was great Jon and I hope general contractors Baton Rouge are figuring this strategy out and are able to generate leads with a similar offer. So we’ve defined the project and its scope, and so now we’re gonna get into designing the footprint for that project of the building. So talk a little bit about, you know, what the process is for that and what that, you know, allows you to do going forward with this whole process.

Speaker 1 (06:17):

Yeah, so what what we would do here is we would actually, you know, in AutoCAD or Revit, one of those programs, get in and actually drop a floor plan or a footprint of the building, if you will. And just including, you know, everything that, that the client needs. You know, it may be bathrooms, break rooms, conference rooms, couple offices, whatever. But we actually put it on a scaled drawing. And, and that’s real handy for, you know, subcontractors and different people that we’re working with to try to build this budget. Because now we’re not working on something that’s kind of in the air or on a napkin. We’re actually working on a, on a scaled drawing. Yeah. So for point number two, we would come up with a floor plan after discussion with the owner. That’s a scaled drawing. We would provide a PDF to the client you know, once we were through with it, and and it would be theirs to take and, and do whatever they needed to do with it. But for us, it would become a tool that we could begin to use to build their budget.

Speaker 2 (07:15):

Yeah. So whether, whether or not it was a steel frame, you know, a studs, you know, steel stud framed, or a red iron building or whatever, just having that footprint is gonna allow you to really figure out all the elements of that type of building.

Speaker 1 (07:31):

Right. Yeah. I mean, it will be a very general floor plan. I mean, it’s gonna have some dimensions on it and probably have some room names and that kind of thing,

Speaker 2 (07:40):

But you’ll locate some of the mechanical Right. And

Speaker 1 (07:42):

Things like that. It’s not gonna go, it is not gonna be extensive, but it’s gonna be enough to really start to paint the picture, you know, in a professional manner too. It’d be something that they could take to their banker or, you know. Yeah. Stuff like that. Just, just a little bit better than drawing on a napkin or drawing on a piece of paper. And Yeah. Not that, not that anything’s wrong with that. I mean, that’s a good effort. We have me get that in here a lot, but yeah, it just kind, we’re going to help ’em out by putting something in, in a, you know, a scaled dimension drawing. Another great piece of added value to help attract clients, listen up general contractors Baton Rouge.

Speaker 2 (08:10):

Yeah. I would think even if, you know, even with the, without elevations at that point, it still allows the client to be able to visualize how they would position that footprint of, you know, that building on the property.

Speaker 1 (08:24):

Right. Yeah. Yeah. And we, and we can talk through elevations and that kind of thing, and, you know, once we have the footprint for us as the contractor, I mean, we can kinda you know, we can budget elevation and stuff based on, you know, just other projects and stuff that we work with. Yeah. But footprint is just the major thing that, that really would get it all, you know, started rolling in the right direction.

Speaker 2 (08:46):

Yeah. Okay. So now we got this, this overhead view of the footprint of the building, and it is representing the scope that you talked about with the client in step one. So they’ve got this defined scope, they’ve got this footprint, so now it’s time to work up a, a working budget. So tell us what’s involved in that process.

Speaker 1 (09:08):

Yeah, so the budget is what everybody wants from the beginning. They want to know the number. However, the, the first couple keys there really really helped make the budget process a lot more accurate. Yeah. but, but basically, you know, we would take this, take this floor plan that we, that we’ve drawn up and we would you know, compare to other projects likely for, you know, for the bigger subtype work, we would probably reach out to a few of our people that we work with from time to time, or people that we work with all the time actually. And and, and help, you know, start to define pricing, whether it’s HVAC or electrical or plumbing or whatever. But this scale drawing gonna go a long way with helping them, you know, understand what amount of material they’re gonna use, what size stuff’s required, if it’s an electrical service, or if it’s a you know, HVAC system.

Speaker 1 (10:00):

Yeah. That they can just take that drawing and, and really make their budget a lot more accurate. Now the budget is, it is not gonna be a perfect budget at the end of the day. It’s maybe 10, 15% from, you know, what you’re, what you end up on. Yeah. But it gives you a real world figure that you can work off of. That’s, that’s going to be fairly accurate. It’s gonna at least, you know, give the client the understanding of whether or not they want move forward on the project. Yeah. It’s going to, it’s gonna give them you know, an understanding for what they gotta get approved for at the bank. Yeah. so it’s important to, to get that, let’s call it general budget or initial budget Yeah. In place. And with all the things that we talked about today, we’ll be able to get a fairly accurate budget which is really key to getting the project started.

Speaker 2 (10:51):

Yeah. It, it reminds me of like, in surveying you know, every time you were gonna survey a plat or something, you always wanted to have what they call the true point of beginning so that you had a, a true marker where you’re starting. And that’s kind of what this, this process, these three steps, and particularly that budget, like you said, it really gives them a real world idea of what you’re looking at to make this thing really become a reality. And at that point, they can make an informed decision if they want to go forward or, you know, they’re prepared for that and they know, and then like you said, they, they have the ability then to go have an intelligent conversation with their lender. Right. And say, look, we’re looking at, you know, X amount of dollars for this and you know, yeah. Let’s, we want to move forward or whatever.

Speaker 1 (11:37):

And to that point, I mean, if from the clients that we see, if you, if you show up to the lender with this information, you already look, you know, like a pretty serious candidate. You, you already have some real helpful information. Yeah. many times or oftentimes, you know, we, we have the lender asking for these kind of things after a person’s there and done went and talked to ’em about their project or whatever it is. So yeah, walking in with these items in the beginning just puts you a little bit ahead, you know?

Speaker 2 (12:08):

Absolutely. Kind of comm moves you to the front of the line, so to speak. So why is it that for this complimentary precon package that you really, you know, were moved to want to offer to people to try to help people who are stuck and just don’t know how to get the ball rolling? Why is it these three steps that you, you settled on? What, what is it about these three steps that people should want to know when it comes to a building project? And please, listen up general contractors Baton Rouge, this is a great point.

Speaker 1 (12:36):

Yeah, I mean, I think it’s just the basics. It’s, it’s kind of the bare minimum of what you need to be able to get things moving ahead. Yeah. and it’s something that we can turn around fairly quickly. Yeah. so I think, you know, it being a, a bare minimum that, that what you need, and then also just something that you can move forward in, in a timely manner that’s not gonna drag out. Like waiting on a full set of plans and, and doing all this different stuff just gets you in gear a little bit quicker. And, and then it, you know, it gives the it gives the clients some stuff that they can really use and hold and, and, and start to dream with kind.

Speaker 2 (13:11):

Yeah. Yeah. That’s, that’s what I was hoping that you would emphasize so that people would understand that are watching this, that, that these three steps are three steps that are gonna be necessary no matter where you go or, or, or who you go to. Right. These are three steps, and this is really kind of a, by getting this done up front and and not beating around the bush, but getting right to these three points, you’re really speeding time up Yeah. In the sense that you’re, you’re getting necessary stuff done so that you can really get a feel for what it is you’re trying to

Speaker 1 (13:44):

Do. Right. And, you know, we’ve mentioned this a bunch of times, but, but we like to be in on that design process we like to be in from the beginning. Yeah. and, and this just, you know, this, this type of offer and, and connecting with a client in this way would, would give us that opportunity, you know?

Speaker 2 (14:00):

Yeah. What I like about it is with, with just using that footprint to be able to create a rough budget, to let somebody have an idea of whether or not they’re even in the, the ballpark they want to plan is so much better than them, you know, going and getting a bunch of sheets of design done and spending a bunch of money only to find out after talking to a contractor, it’s just not gonna happen. Right. It’s too expensive. So this kind of helps them avoid any unnecessary costs. And really, since they’re complimentary <laugh> in this package it is a great deal, you know? Right. It is really helping ’em avoid costs, <laugh> unnecessary, literally. Yeah. So anyways. All right. Well, this is great, man. This is, I’m excited about this package.
